Please be advised that the following will be provided and included in your rental of our luxury properties in Hythe, Southampton:

  • Linen, duvets, towels, and tea towels,
  • Gas central heating, electricity and water,
  • Welcome Pack,
  • Regret no pets or smokers,
  • All special requests considered.

Waterside Retreat Only:
Highchair and Travel cot (please bring your own cot sheet).

Bookings run from Friday 3pm to the following Friday 10:30am.

You will need to call the office on: 02380 815315 a few days before departure to ascertain the number for the key safe box.

In this instance you will need to fill in the booking form below and submit it to us.

Booking Requirements

A third of the weekly rental will be charged as a non-refundable deposit to secure the booking. Bookings made within less than 8 weeks before commencement are payable in full. Short break bookings are payable in full at time of booking.

Debit card payments can be made over the phone free of charge, however credit card payments attract a surcharge.

If you have checked availability over the phone, and asked us to hold the booking for you, you will need to fill in the booking form, tick the box to accept the terms and conditions, (printing both for your reference), and click on SUBMIT.

If you didn't make the deposit payment at the enquiry stage you will need to call back to give us your card details.

Final payments: These are payable in the same way as the initial payment

We regret that in order to keep costs to a minimum we do not accept cheques for payment.

Booking Terms and Condition

Bookings can only be made by persons over the age of 18 years. The lead person will be responsible for the booking and upon signing/accepting the booking conditions accepts the conditions on behalf of all of the party members. Bookings can only be made by filling out a booking form, paying a deposit of no less than one third. Full payment is required if booking is made less than 8 weeks before holiday commences.

Confirmation - The booking will be deemed confirmed after receipt of the booking form and deposit. A receipt for the deposit will be issued to confirm the booking.

Payment - It is the visitors responsibility to make sure that the balance of the outstanding monies are sent 8 weeks before the holiday commences.

Special Requests - Special requests need to be notified in writing, and are subject to approval.

Occupants - No other person may reside at the property other than those listed on the booking form. Name changes are acceptable up until the date of commencement.

Cancellation - Prior to the eight weeks of holiday commencement date - loss of deposit within eight weeks of holiday commencement date - Total holiday cost.

Insurance - The person that books is liable for the total cost of the holiday booked. We therefore advise that visitors have appropriate travel and holiday insurance to cover this.

The Visitors - Undertake to take good care of the property, and all the furniture, fittings and effects in or on the property in the same state of repair and condition as at the commencement of the holiday (reasonable wear and tear excepted) and shall be responsible for the cost of any damages, breakages or exceptional cleaning. To leave the property and it's contents in a clean and tidy condition. To occupy the property in a Quiet and courteous manner. To read and adhere to any written advice left in the property by the owners to assist in the smooth running of the property.

Damages - Should be notified to the owner, upon which time it will be decided if the item/s is easily replaceable by the visitor, or if an agreed payment can be made in lieu. If the damage is not reported before departure a claim will be made for damages or lack of cleanliness against the lead person after departure.

Equipment & Services - Visitors are not entitled to compensation for failure of equipment or services. Should failure of any equipment or service occur during your rental it should be reported immediately, upon which time the owner will endeavour to rectify the situation as quickly as possible. No correspondence will be entered into in connection with any complaint made after the property has been vacated.

Utilities - The owner will maintain the property to the highest standard, paying for the gas, electricity, council tax, water, building and the owners contents insurance.

Cancellation by the owner - If for any reason beyond the owners control the property is not available on the dates booked the monies paid will be refunded in full, and the booker shall have no further claim on the owner.

Acceptance - Acceptance of this booking by the owner confers upon the visitors the right to occupy the property within the meaning of sec. 9 of the rent Act 1977 for a holiday.

Liability - The owner accepts no liability for inaccuracies in the details regarding 'Waterside Retreat'/'The Lantern Building'.

Vacation - You will be required to vacate on the vacation day by 10:30am, Should you not vacate you will be liable to pay Hotel bills for the incoming visitors. Cleaning staff are booked ahead, so unless you have agreed with the owner that you may stay on, and have paid for the extra agreed period you will not be able to stay past 10.30am.
